摘　　要：本文参照国家建设项目经济评价标准,提出适用于历史地段项目的经济评价大纲与指标体系。项目经济评价是引导和促进资源合理配置,减少和规避历史地段项目投资风险的基础性工作。分析项目投资、成本费用、营业收入与资产价值等,计算项目内部收益率、净现金量等财务指标,通过盈亏平衡分析、敏感性分析判断投资项目的经济可行性。希望本文研究能给历史地段项目保护与利用的实践工作提供参考依据。Based on the economic evaluation standard of national construction project, this paper puts forward the economic evaluation outline and index system applicable to the historical area project. Proiect economic evaluation is the basic work to guide and promote the rational allocation of resources, reduce and circumvent the risk of investment in historical areas. Analysis of project investment, cost, operating income and asset value, calculate the project internal rate of return, net cash and other financial indicators, through breakeven analysis, sensitivity analysis to determine the economic feasibility of investment projects. It is hoped that this paper will provide reference for the practical work of protection and utilization of historical area.
