摘  要:采用随机问卷调查和走访的方式对抚顺市的新抚、顺城、东洲、望花等4个行政区住宅小区展开调研,分析资源型工业城市老旧小区物业管理面临的困境及其成因,结合抚顺市老旧小区物业管理实践经验,提出完善资源型工业城市老旧小区物业管理的对策:改造基础设施,推进准物业化管理;深入挖掘优势资源,实施群众自我管理;完善平台建设,规范物业行业管理;转变物业企业经营理念,实现主体间良性互动。The residential areas in four administrative districts including Xinfu,Shuncheng,Dongzhou and Wanghua in Fushun city have been investigated with the methods of random questionnaire survey and interviews in order to analyze the dilemmas faced by the property management in the old residential areas of resource-oriented industrial city and to explore the reasons why these dilemmas exist.According to the property management experience of the residential areas,this paper puts forward some methods which are suitable for the property management in the old residential areas of resource-exhausted industrial city.The methods include reconstructing the infrastructure and promoting standard property management,thoroughly examining superior resources and implementing population’s self-management,completing the platform construction and standardizing the management in the property industry,changing the management concept of property management enterprises and realizing the favorable interaction among subjects.It is aimed to improve residents’ happiness index and satisfaction in life so as to promote the integral development and construction of the society.
