摘　　要：现阶段,绿色建筑发展迅猛,而在其快速发展中"重设计、轻运营"的问题日益凸显,又由于外部性是影响绿色建筑在运营阶段发展的主要因素,而激励政策是解决外部性问题的关键.因此,对绿色建筑运营管理阶段进行激励机制设计,把业主作为主要的激励对象,提出了激励目标,运用博弈论和实际案例分析了激励力度,最后提出了政策建议.At this stage,the development of green building is swift and violent,but the problem of ＇light weight design, operation＇ in the fast development of the green building has been a highlight increasingly, and the external is the main factor affecting the development of green building in the operational phase, and the incentive is the key to solve the problem externalities. So the paper discusses the incentive mechanism of green building operation stage management in order to carry on the design and the owner as the main incentive object. Meanwhile, the paper puts forward the incentive target by using the game theory and the actual case to analyze the incentive strength. Finally, policy suggestions are offered in the paper.
