预期视角下政府调控政策对住宅供需的影响分析

摘　　要：本文基于房地产市场四象限模型,综合分析了预期视角下政府信贷政策、土地政策以及税收政策对住宅市场供需结构的影响。结果表明,从紧的信贷政策会导致供给的减少以及需求的增多;优惠的税收政策会导致市场供给和需求的增多,进而为住房市场的健康发展提出建议。Based on four quadrant model of the real estate mar-ket ,this paper analyze the expected perspective of government credit policy, land policy and the impact of tax policy of the hous-ing market supply and demand structure. The results show that the tight credit policy may lead to a drop in supply and d emand increase ; Preferential tax policies will lead to the rise of the mar-ket supply and demand, and then gives Suggestions for the healthy development of the housing market.
