摘 要:要确定某个地区的房地产市场影响因素的权重,则首先要求对该地区房地产市场进行全面评价,但是由于指标较多并且涉及面广,如果只是简单地将各方面的问题和评价进行综合,就难以全面客观评价总体情况。采用计量模型回归分析结果,通过层次分析法建立递阶层次结构,建立滨海新区房地产市场影响因素的评价体系,通过合成层次总权重合理确定各指标权重,最终科学确定滨海新区房地产市场的影响因素权重。To determine the weight of influence factor of the real estate market in a certain region, the real estate market in the area should be tully evaluated. However, due to the many indicators and involving a wide range, if simply to the problems and evaluation of all aspects of the comprehensive, it is difficult to comprehensively and objectively evaluate the overall situation. The results of regression analysis using econometric model, using AHP method to establish hierarchical structure, establish the evaluation system of Binhai New Area real estate market, through the synthesis of the level of total weight reasonably determine the weight of each index, finally scientifically determine the factors weight of Binhai New Area real estate market, draws the appraisal conclusion.
