摘 要:在阐述开发区土地集约利用内涵的基础上,采用灰色关联法、综合指数法对2014年南京市11个典型开发区土地集约利用水平进行评价,同时在国家规定的总潜力这一重要潜力指标的基础上,从经济效益的角度对开发区土地集约利用潜力价值进行评估。结果显示:依据开发区土地集约利用等级标准,南京市典型开发区的土地集约利用水平平均处于中等水平且差异较大,国家级开发区土地集约利用水平要好于省级开发区;开发区总潜力效益与总潜力(面积潜力)、建设用地产出强度有关,在评价开发区土地集约利用潜力时,应结合相应开发区经济发展情况和土地资源的配置状况来综合分析。通过对开发区土地集约利用水平和潜力进行横向对比分析,能够为制定差别化的土地集约利用管理措施提供参考依据。Based on the connotation of land intensive use in development zone, This study used grey relational analysis method, comprehensive index method to evaluate the level of land intensive use of 11 typical development zones of Nanjing city in 2014, at the same time, based on the total potential of the state's indicators, from the economic perspective to evaluate the potential of intensive land use of development zone. The results showed that: According to the level of land intensive use of development zone, the level of intensive land use of typical development zones in the middle level and the difference was obvious. The level of land intensive use of national development zone was better than the provincial development zone; Potential benefit of development zone correlated with potential area and output intensity of construction land, therefore, combined with the corresponding development zone economic development and land resource allocation situation to evaluate the potential of land intensive use. Through the horizontal comparative analysis of the land intensive use level and potential of the development zone, to provide a reference for the development of differentiated land intensive use manaaement measures.
