中国一线城市房地产投资环境评价分析——以日本为比较  被引量:3

摘  要:近年来,中国一线城市经济快速发展,基础设施条件日益完善,卫生文化环境不断趋好,房地产投资环境整体日渐改善。与日本相比,我国一线城市房地产行业虽起步较晚,但发展速度较快。从评价结果来看,2015年,北京的房地产投资环境最佳,其下依次为上海、广州、深圳。同时,从纵向比较来看,自2006年至2015年的10年间,广州的房地产投资环境综合指数增幅最大,为12.96%,其次分别为深圳、北京和上海。从与日本一线城市的比较来看,日本一线城市与中国一线城市的房地产投资环境存在较大差距。2015年,北京、上海和广州的房地产投资环境指数均在60以上,而深圳的房地产投资环境评价指数也有58.45,相应地,东京、大阪、横滨和名古屋4个日本一线城市的房地产投资环境指数分别为56.78、51.37、51.56和48.49,均与中国4个一线城市有着一定的差距。In recent years, with its rapid economic development of cities, China has increasingly improved infrastructure, health and cultural environment and the overall real estate investment environment. Compared with Japan, the country's first- tier cities real estate industry started late, but gained the rapid pace of development in recent years. Therefore, this paper made a comparative evaluation of real estate investment environment in Chinese cities and cities of the Japan based on factor analysis. From the evaluation results, in 2015, the best real estate investment environment was in Beijing, followed by Shanghai, and Guangzhou was the third, Shenzhen the last. At the same time, from the longitudinal comparison, in the period from 2006 to 2015, the real estate investment environment saw the biggest increase in Guangzhou with the composite index of 12.96%, followed by Shenzhen, and Beijing was the third, Shanghai final. Meanwhile, from the comparison with the first-tier cities in Japan, there is a big gap between the Japanese cities' real estate investment environment compared with China's first-tier cities. In 2015, the real estate investment environment index of Beijing, Shanghai and Guangzhou amounted to 60 or more, while the Shenzhen real estate investment environment evaluation index was also 58. 45, and accordingly, the real estate investment environment index of Tokyo, Osaka, Yokohama and Nagoya were 56.78,51.37,51.56 and 48.49 respectively, which had a certain gap with those cities of China.
