摘 要:研究了我国城市社区业主自愿提供社区公共物品的行为,与居民数规模大小之间的关系。选用2009-2015年沿海某市物业维修资金使用的微观数据,通过实证分析,考察了随着业主组规模的增加,社区业主中搭便车人群的变化情况。经过研究发现,住宅业主自愿提供公共品的行为,不受社区业主组规模大小的影响。研究发现建筑物投入使用的时间,以及建筑物是否是高层,并不会对社区业主自愿提供社区范围内公共品的行为造成影响。最后本文建议要合理引导业主使用维修资金,减少搭便车现象。对于住宅业主可以放松和简化维修资金的使用流程。This paper studies relationship between the behavior of voluntary provision of commu- nity public goods provided by urban community owners in China, and thegroup size of residents in community. This article uses the micro data of the property maintenance funds in a coastal city in 2009 -2015. Through empirical analysis, this paper examines the change of "free rider" population in community owners when the owner group size increases, it has been found that the voluntary provision of public goods by residential owners is not affected by the size of community owners.. The time from the building has been completed until it maintenance, and whether the building is a high-rise building, both of which will not affect the collective action behavior of owners .Simi- larly, they will not affect the owners whether to use the property maintenance funds to provide pub- lic goods. Finally, this paper suggests that we should reasonably guide the use of maintenance funds to reduce the phenomenon of free riding. For residential owners can relax and simplify the use of maintenance funds.
