摘  要:为缓解城市交通状况,开放式住宅小区已成为必然发展趋势。从小区物业管理角度,分析了打开住宅小区给物业服务带来的安全、成本及日常管理难题,提出通过智能化系统、管家式服务、多元化收入及划分政企职责等策略设计,意在为物业服务企业不断提高服务的深度和广度,寻求更好的发展之道提供一点思路。It is an inevitable trend that areas within residential communities would be opening up to ease the urban traffic congestion. This paper first analyzes potential problems of security, cost and day-to-day management issues involved in opening up residential areas. Then, the authors propose strategies to counter these problems, including intelligent automated control systems, house keeping services, income diversification, and clarification of rights and responsibilities between governmental agencies and commercial enterprises. Our goal is to provide some ideas for the property services business to improve continuously the depth and breadth of services and to promote the development on it own .
