摘　　要：整村统筹土地整备工作的开展是深圳市土地管理制度改革工作取得的创新性成果,为彻底解决原关外地区土地历史遗留问题提供了全新的工作路径,在促进规划实施、推进项目落地、提升城市面貌及带动社区转型等方面发挥了巨大作用。文章从深圳市空间资源紧约束的现实情况出发,分析了当前深圳市土地管理的困境及其改革方向,在此背景下探讨了整村统筹土地整备政策的工作机制,并从实际案例出发论述整村统筹土地整备工作的总体思路及做法。整村统筹土地整备政策提供了深圳特区内外一体化目标下的多政策集成工作路径,为破题深圳市土地管理制度改革、彻底解决土地历史遗留问题带来了创新性的工作理念和技术方法。Village land integration is an innovation of land use management in Shenzhen. It conduces to planning implementation, project construction, cityscape improvement, and community transition. The paper analyzes the problems of land use management in Shenzhen, discusses the general concept and approach of village land integration. Village land integration brings an integrated approach for land use management reform and a new solution to historical land use problems outside of previous customs in Shenzhen.
