摘 要:传统模式下的造价管理表现为阶段式管理,由此导致的造价被动性和滞后性影响了决策质量,削弱了建筑价值。以方案设计阶段为研究范围,构建了方案设计阶段BIM协同造价管理模式,提出了具体技术实现方法,包括设计与造价动态链接的实现技术及建立与BIM设计模型相匹配的造价数据库的管理方法。通过对比分析研究方法,结合某市立医院案例的分析与设计,阐明了协同工作模式的优越性及BIM技术应用于前期造价管理的可行性。传统模式转变为与BIM相匹配的造价管理模式,是提高效率并提升建筑价值的重要渠道,为设计阶段造价管理模式的应用提供了思路和技术方案。Cost management is divided into many stages in the traditional mode, which may affect the quality of decisions and weakens the building value. This paper builds a BIM-based collaborative cost management model for concept design stage and provides a specific technical implementation method which includes realization technique of dynamic linking between design and cost estimate. The paper verifies the superiority of collaborative work pattern and the feasibility of the BIM technology application in the early stage of the cost management in a municipal hospital project. Different with the traditional mode,the cost management mode based on BIM is an important way to improve the efficiency and promote the building value, which provides the possible technical solutions for cost estimation in concept design phase.
