城市休闲街区运营模式构建与选择研究

摘　　要：基于城市传统商业街区转型背景，通过对传统商业街区转型和新型城市休闲街区发展的追踪观察，构建了城市休闲街区运营模式的概念和构成要素。进一步研究发现，按照城市休闲街区经营主体的类型，城市休闲街区运营模式可分为政府主导型、市场主导型和政府适当干预型三种主要类型。城市休闲街区应根据自身特点，充分利用自身及其他运营与休闲活动的参与主体的资源优势，选择使竞争者难以复制的运营模式，以提升价值创造的竞争力。Based on the transformation and upgrading of traditional commercial streets, through the track observation of the transformation of traditional commercial district and new urban leisure streets, the study builds the concept of urban leisure street operating model and the constituent elements. By further analyzing, the study summarized the three main types of the urban leisure street operating model： The government＇s leading operating model, the market-oriented operating model and the government appropriate intervention operating model. Operators should be based on the characteristics of urban leisure street, make full use of their own and other resources of operating the participation bodies and choose the operating model of weak replication in order to enhance the competitiveness of the value creation.
