摘 要:在已有研究成果的基础上,对广州市东濠涌中北段整治工程的土地增值效益影响机理进行了分析,提出运用工程建设前后土地价值差异法对其土地增值效益进行计算,以专家咨询权数法确定该工程对土地增值效益的影响权重,以问卷调查法确定该工程对土地增值效益的影响范围,根据地面价、楼面价之间的关系解决了缺少土地成交价格资料的问题。经计算,广州市东濠涌中北段整治工程建设带来的土地增值效益为34.47亿元。On the basis of existing research results,the land value increment benefit influence mechanism have been analyzed.Using the method of land value difference to calculate the land value-added benefits has been proposed. And by using the expert consultation weighting method to make sure the influence weight of the land value-added benefits. Questionnaire survey method is used to make sure the influence range of the land value-added benefits. According to the relationship between the land price and the floor price,the problem of the data lack of land price has been solved. By calculation,the land value-added benefits brought to Guangzhou Donghao river regulation project in the middle north section construction for 3 billion 447 million yuan.
