摘 要:基于梯度推移理论,以2000~2015年石家庄市城区住宅用地交易样本数据为基础,纳入通勤时间变量取代传统意义上梯度推移公式中的空间距离变量,并重新定义用于梯度系数的测算,再结合Kriging插值,探索石家庄市城区住宅地价的时空演变规律,分析住宅地价的空间结构特征。研究结果表明:1)通勤时间是影响地价发展的重要解释变量,采用改进梯度推移公式,强调了"时间"因素影响地价扩展范围和程度的重要性;2)2008年石家庄市城区住宅地价增幅最快的区域推移至桥西区的一环外,2011年推移至二环外;3)石家庄市城区住宅地价空间分布不均匀,高地价区凸向裕华区和新华区。Based on gradient theory, by utilizing the sample data of urban residential land transaction in Shijiazhuang city from 2000 to 2015, the variable of commuting time was introduced to replace the spatial distance variable of traditional significance in the gradient transference formula, and it was redefined and applied to the measurement of gradient coefficient. Moreover, by combining with Kriging interpolation, the special - temporal evolvement rule of urban residential land prices in Shijiazhuang city was explored, and the features of spatial structure of residential land prices were analyzed. The research results show that: ①The commuting time is an important explanatory variable of land development. The application of improved gradient formula emphasizes the influence factor "time" in land expansion range and the degree of importance.②In 2008, the price of residen- tial land outside the first ring of Qiaoxi District rose the fastest, and in 2011, that outside the second ring rose the fastest. ③The spatial distribution of residential land value of Shijiazhuang city was not uniform; high price area were tended to the districts Yuhua and Xinhua.
