摘  要:地铁与上盖物业的结合设计不仅要考虑工程可行性,而且要考虑景观设计的整体协调性,同时实现土地的商业价值最大化。以南京地铁某上盖物业开发的地铁车站设计为背景,展开对地铁设计、建设与上盖物业结合、出地面四小件整合及一体化设计的思考。结果表明,在方案初期、施工图设计过程中综合考虑、充分预留条件可给上盖物业开发建设带来极大的便利,提高整体效益,分析结果对该类工程的设计、施工具有一定的指导意义。The integrated design of the subway and the structure above it should consider not only the feasibility of the project,but also the overall coordination of the landscape design.At the same time,it is also necessary to maximize the commercial value of property above.In this paper,the subway station of Nanjing Metro and the property above the station was studied as a case history considering the combination of the design and construction of subway and the property of above the station and the integration of four small structures above the ground.The results show that,in the early concept design stage and the final engineering development stage,reserve enough flexibility of the property above can results in a better property development after the subway construction.
