摘  要:采用表达土地和交通平衡状态的Node-Place模型,综合考虑站点空间特征,以深圳地铁站点为例研究城市轨道交通站点周边土地利用和交通的协调性,由此判断其TOD发展模式。研究发现,33.9%的地铁站点区域有发展潜力,逐步向社区TOD方向发展;30.5%的地铁站点区域属于城市TOD或区域TOD,但需避免过度开发;22.9%的地铁站点区域发展方向需视城市发展战略而定;12.7%的地铁站点区域发展潜力大,属于区域TOD或交通换乘中心。同时,研究结果表明,深圳地铁站点交通土地资源具有显著空间自相关性,总体上呈现出交通引发土地开发的由失衡向平衡的转变趋势。The Node-Place model, which expresses the equilibrium of land and traffic, is used to thoroughly analyze the spatial feature and finally estimate TOD development pattern, and after taking the metro stations in Shenzhen as examples, this paper researches on the coordinative relation of land use and traffic of metro station areas in Shenzhen. The study shows that 33.9% area has a development potential to community TOD, 30.5% area is the city or regional TOD which needs to avoid excessive development, the development pattern of 22.9% area is in the direction of regional development strategies, and 12.7% area belongs to regional TOD or transfer center which has a huge development potential. Meanwhile, the studies demonstrate that land resource of metro station areas in Shenzhen has a significantly spatial autocorrelation and highly concentration ratio. The state of metro station areas changes from unbalanced to balanced in the process of TOD.
