摘　　要：住房差异是引起社会财富差距和家庭收入不平等的一个重要原因。本文以中国综合社会调查数据(CGSS)中城镇居民家庭为样本,对城镇住房差异与家庭收入之间的关系进行实证分析。住房差异可以通过住房产权滋生的资产性收益渠道和住房市值与面积引起的潜在再投资收益渠道等影响家庭总收入并加剧家庭之间的收入不平等;同时,这一影响具有明显的区域差异,对于房价上涨较快的东部地区,住房差异对家庭收入的影响程度较大;随着家庭收入水平的上升,住房产权和住房面积对家庭收入的影响效果逐渐加强,且住房产权滋生的资产性收益对家庭收入的贡献率在提高。因此,政府在制定房地产调控政策时,除采取传统的抑制投机需求手段外,更应注重采取收入再分配政策以及区域差别化的住房政策以预防房价上涨加剧家庭之间的收入不平等问题。Housing differentiation causes social wealth gap and household income inequality.In this paper, we use urban residents in Chinese General Social Survey data （CGSS） as a sample to analyze the relationship between housing differentiation and family incomes. The results show that housing differentiation may affect household income and worsen household income inequality through two channels-rental income from housing property rights and potential return on other investment produced by home value. The impacts of housing differentiation on household income have significant regional effects, that is, for housing prices rise at fastest rate in the eastern region, the impacts are more obvious; and with rising levels of household income, the impacts of homeownerships and housing areas on household income are gradually enhanced, and the contribution of rental income to household income is increased. Therefore, in addition to taking the traditional means to curb speculative demand on real estate, our government should pay more attention to adopt income re-distribution policies and differentiated housing policies to prevent income inequality enlarging towards housing price fluctuations.
