摘 要:基于对房价与土地供应关系的研究,文章选取上海市2005-2016年的时间序列数据,运用向量自回归模型分别将土地供应关系下的土地供应方式、供应数量以及供应价格对房价的影响进行实证分析。结果表明:土地供应方式由双轨制供应到如今招拍挂制度的转变,推动了房价的上涨;上海市土地供应数量对房价有显著影响;土地出让价格与房价之间相互影响,且地价对房价有显著的作用,反之房价对地价则影响较弱。Based on the study of the relationship between house price and land supply, the article selects 2005-2016 years time series data of Shanghai city. Using the Va R model to empirically analyze the impact of land supply mode, supply quantity, and supply price on house prices under land supply relations. The result shows, land supply mode by the Double-Track system supply turn to the present "Bidding, Auction and Listing" system, driving the growth of housing prices. The quantity of land supply in Shanghai has a significant influence on housing prices. The interaction between land transfer prices and housing prices, and the impact on each other is asymmetric, the land price has a significant effect on house prices. On the contrary, the price of housing has a weaker influence on land price.
