摘 要:“一带一路”倡议给我国物流业带来新的发展契机。物流园区作为物流相关企业集聚地,其发展壮大一直受到融资难问题的困扰。本文从资产证券化的理论出发,探讨物流园区项目资产证券化的融资方式,设计物流园区项目资产证券化融资的参与主体和运作流程,选取了适合我国国情的信托型物流园区项目资产证券化模式(SPT),分析了物流园区项目资产证券化融资效率高、融资成本低等优势以及存在外部和内在的风险,并从物流园区项目主体企业和政府两方面提出了风险应对措施。The Belt and Road Initiative brings new opportunities for the development of China's logistics industry. The logistics park, as a gathering place for logistics-related companies, is plagued by difficulties in financing. The paper started from the theory of asset securitization and discussed the financing methods of asset securitization in logistics park projects. The participants and operational processes of the asset securitization financing of the logistics park project were designed. The trust-based logistics park project asset securitization model (SPT) suitable for China's national conditions was selected. The high financing efficiency and low financing cost of the logistics park project asset securitization, as well as external and internal risks were analyzed. The risk response measures from the logistics park project main enterprises and the government were proposed.
