摘 要:在"唯GDP主义"和"土地财政"思想的影响下,近年来我国相当一部分城市房价过高且涨幅过快,房地产资产泡沫已经影响到国家金融安全,并严重冲击实体经济发展。2016年10月起,一系列需求侧调控政策出台,在一定程度上抑制了价格上涨趋势,但调控仍不能放松。本文分析了高房价形成的原因,并从纠正土地资源配置失当、改革土地出让机制、增加公共租赁住房用地等供给侧方面考虑,采取措施调节市场供需,多渠道保障,使全体人民住有所居。With the influence of the ideology of land finance and GDP doctrine,the housing prices of many cities in our country are overpriced and rising excessively,which is threatening national security and restricting the development of real economy. From October 2016,with the appearance of a series of regulation policy in demand side,house prices seem to be controlled to some extent,but we cannot relax. This paper analyzes the reasons for the formation of high house prices,and formulates measures of the supply side,such as dispose the land resource rationally,reform the land transfer mechanism,and increase the land of public rental housing,to solve the housing problem.
