摘　　要：农村宅基地退出补偿价值会直接影响到农户自愿退出宅基地的行为决策和宅基地用益物权的实现。依据"损失什么功能,补偿什么价值"的原则,从宅基地的多功能视角出发,分析了宅基地的原始福利功能、可兑现的潜在功能、代际传承功能和土地文化情感功能,构建出农村宅基地退出补偿价值体系,并提出未来应针对建立农村宅基地有偿退出价格评估体系、实现宅基地使用权退出的资本化运作路径进行研究。The compensation value of exiting rural residential land would directly affect the farmers′decision to waive their exiting rural residential land voluntarily and realization of the property right of rural residential land.According to the principle of ＂ what to lose and what to compensate＂,from the multi-functional perspective of the rural residential land,this article analyzes the specific functions of the rural residential land,which include the original welfare function,the potential functions,the intergenerational inheritance function and the emotional function of land culture,and established the compensation value system of exiting rural residential land.Lastly,the author put forward the research direction,including structuring the evaluation price system of rural residential land and realizing the capitalization operation of exiting rural residential land.
