摘 要:本文基于新常态下房地产市场的发展特征,分析了长沙住宅房地产市场的库存现状,从住宅市场供给结构矛盾突出、住宅产业化程度不足、政策性住房金融发展滞后等方面对长沙房地产市场面临的调整进行了分析,提出了新常态下长沙住宅房地产去库存策略。研究认为,应对住宅房地产供应结构调整优化、推进住宅产业化、创新住房信贷产品、通过政策组合构建房地产健康发展的长效机制。Based on the developing characteristics of the residential real estate market, the inventory condition in Changsha is analyzed in the paper; the adjustment faced of the real estate market in Changsha which is analyzed from the contradiction of structural in the residential market, short of the housing industrialization level, the lagging policy housing finance. The de-inventory strategy of residential real estate in Changsha under the new normal situation is provided, it is that optimized the supplying structure, promoted the housing industrialization level, innovated the housing credit products, and established the healthy lasting effect mechanism of the real estate with the combination of policies.
