摘 要:房地产是国民经济发展的基本生产要素,深刻影响着其他行业的健康发展,紧密联系着人们的安居立足问题。基于实地考察的重庆市住宅类房地产样本数据,从购房的消费者角度出发,选取餐馆、银行、医院、公交站、学校、超市、景点、容积率、绿化率、车位比共10个影响因素,运用SPSS软件对其进行因子分析和多重线性回归分析,结果表明,一是消费者注重四个层面的需求,二是容积率和车位比对房地产价格的影响显著,其中容积率的影响更为明显。Real estate is the basic factor of national economic development. It has profound impact on the healthy development of other industries and it is closely linked to people's livelihood. Based on the data of field survey of Chongqing residential real estate and considering the consumers ' needs,we selected 10 influencing factors,namely,restaurants,banks,hospitals,bus stations,schools,supermarkets,scenic spots,floor area ratio,greening rate and parking spaces,and make multiple linear regression analysis of them with the software SPSS. The first result is that consumers have four levels of demand. The second result is that floor volume and parking spaces influence the real estate prices significantly,the first having more influence.
