摘 要:国内房地产市场竞争激烈,房地产公司若要在激烈的市场竞争中保持领先地位,不但要加强自身内部管理,同时要提升绩效评估反馈体系质量建设。本文基于因子分析法原理,将国内98家房地产公司作为样本,进行了综合数据实证分析,得出国内房地产行业发展极不均衡的结论,其中规模大、经营时间久、品牌特色鲜明以及繁荣活跃地区的房地产公司绩效更佳。最后对房地产业绩效评价体系的优化提出相关建议与展望。The competition is fierce in the domestic real estate market. In order to keep the leading position in the fierce market competition,it is necessary for real estate companies to strengthen internal management and to improve the quality construction of the feedback system of performance evaluation. Based on the principle of factor analysis,this paper,taking 98 domestic real estate companies as samples,carries out a comprehensive empirical analysis on the data,and draws a conclusion that the development of the domestic real estate industry is extremely unbalanced,in which the real estate companies with large scale,long running,brand characteristics in prosperous and active areas have better performance. Finally,the relevant suggestions and prospects for the optimization of performance evaluation system in real estate industry are put forward.
