摘  要:为科学分析当前我国地价空间分布特征和变化规律,以全国105个地价监测城市为例,基于引力模型和极值模型探讨了区域地价综合影响值差异及极值衰减的变化规律。研究结果表明:1)2013年我国城市地价综合影响值空间分布差异较大,分区特征显著,由华东、华南、华北、华中、东北、西南、西北地区依次递减。2)区域地价综合影响极值衰减率自中心向外逐渐降低,且衰减率趋缓,但各区域发展水平不同,衰减率存在差异性。3)引力模型能够较好地反映城市地价空间相互作用以及分布特征,有利于区域间城市地价的协调平衡;极值衰减分析能够反映地价的变化规律与速率,能有效促进区域内城市社会经济的协调发展。The purpose of this study is to analyze the characteristics and changes of land price in China,and to analyze the difference of regional urban land price and the change of regional extreme value of land price monitoring points in 105 cities by using the gravity model and extreme value model. The results show:( 1) the spatial distribution of the comprehensive value of urban land price in China was quite different in 2013. The regional characteristics were significant,the comprehensive value of urban land price decreased from East China,South China,North China,Central China,Northeast China,Southwest China to Northwest China.( 2) The decay rate decreased gradually from the center to outside around,and the decay rate slowed down. The regional development level was different and the regional extreme decay rate was different.( 3) The gravity model can reflect the spatial interaction and distribution characteristics of urban land price better,and is helpful to coordinate the balance of inter-regional urban land price. The extreme decay analysis can reflect the change law and rate of land price in the region,and can effectively promote the urban social and economic development.
