中小城市城镇化与房地产业耦合协调发展研究——以芜湖市为例

摘　　要：以芜湖市为研究对象,建立城镇化与房地产业发展的指标体系,选取2002-2016年样本数据,运用熵值赋权法、耦合协调模型,计算芜湖市城镇化和房地产业发展的综合指数,以及二者的耦合度和协调度。实证结果表明:芜湖市城镇化发展的综合指数不断升高,房地产业发展的综合指数先升后降;两个子系统耦合程度较高,协调程度经历了严重失调到优质协调的过程;其中,生活城镇化与房地产业发展的平均协调水平较低。对此,提出了相应的政策建议。With Wuhu City as the research object, this paper establishes an index system of urbanization and real estate industry development, selects the sample data from 2002 to 2016, calculates the comprehensive index of urbanization and real estate industry development of Wuhu city and also their coupling degree and coordination degree by using entropy weighting method and coupling ＆ coordination model. The empirical results show that during this period the comprehensive index of urbanization in Wuhu kept rising, while the comprehensive index of real estate industry development rose first and then decreased; the coupling degree of the two is high, and the coordination degree has changed from serious imbalance to high quality coordination; the average level of coordination between urbanization and real estate industry development is relatively low. In view of this, some corresponding policy suggestions are given.
