摘 要:本文在京津冀协同发展的战略背景下,构建了房价涟漪效应测度模型,测算出北京对津冀地区房价涟漪效应的影响程度,并对北京房价涟漪效应影响因素进行回归分析。结果表明:协同发展战略对北京房价涟漪效应影响显著;经济交通等因素对涟漪效应表现出正向的促进作用。随着津冀地区各城市距京距离的增加,就业状况等因素的影响程度逐渐减弱,经济实力和居民收入水平的影响呈“U型”特征,城市经济开放度呈递增趋势,交通便捷性的影响与距离无关。Based on the strategic background of Beijing-Tianjin-Hebei coordinated development, this paper constructs a measurement model of house price ripple effect, calculates the degree of Beijing's impact on house price ripple effect in Tianjin-Hehei region, and makes a regression analysis on the influencing factors of house price ripple effect in Beijing. The results show that the coordinated development strategy has a significant impact on the ripple effect of housing prices in Beijing. Economic transportation and other factors have a positive effect on the ripple effect. With the increase of the distance between Beijing and other city, the impact of factors such as employment status is gradually weakened. The influence of economic strength and residents' income level is "U-shaped". The urban economic openness is independent of distance. increasing. The influence of traffic convenience is independent of distance.
