城市既有住区住宅适老化改造设计指标研究

摘　　要：论文界定城市既有住区住宅适老化改造范围为住宅套内空间和住宅公共空间;依据相关设计规范,结合文献计量研究方法,从安全性、便利性、舒适性、功能性角度,构建住宅适老化设计指标体系,并对指标内涵进行详细描述;通过对南京市既有住区调研,验证指标选取的合理性,分析了既有住宅适老化设计存在的问题,调查了居民对选取指标改造的需求度,构建了基于居民需求度的多层次既有住区住宅适老化改造设计指标,分为基础性指标、发展性指标、辅助性指标,旨在为既有住宅适老化改造提供参考。This paper defines the scope of elderly-adaptability renovation of existing residence in urban areas as interior residential space and public residential space. According to relevant design regulations, combined with bibliometric research method, the design indicator system for elderly-adaptability renovation in residence is constructed from the perspectives of safety, convenience, comfort and functionality, as well as the detailed description of each indicator’s connotation is given. Through the investigation of existing residential areas in Nanjing, the rationality of index selection is verifed, the existing problems of design for the aged in existing residence are analyzed, the residents＇ demand degree for transformation of selected indicators is investigated, and the multi-level adaptation design indexes for the aged in existing residence based on demand degree is constructed, which is divided into basic index, development index and auxiliary index. This paper aims at providing reference for the renovation for the aged in existing residential areas.
