摘 要:我国老旧小区住宅专项维修基金制度起步较晚,相关法律法规相对滞后,业主对维修资金的性质和作用认识不到位等原因,导致维修资金在归集、使用和管理等方面存在许多亟待解决的问题。通过对广州市老旧小区住宅专项维修资金相关情况的调查,剖析中心城市老旧小区专项维修资金方面存在的突出问题及成因,提出解决问题的对策,旨在为城市老旧小区住宅专项维修资金问题的解决和相关制度的完善提供借鉴。Since the special maintenance funds system in China is developed in a later stage,relevant laws and regulations are absent and understanding to the characteristics and functions tothe maintenance funds is missed by the owners,problems in imputation,use and management to themaintenance funds are need to solve urgently.Based on the investigation to the special maintenancefunds system of the old community residential property in Guangzhou,mentioned problems are analyzedand solution are formed in this paper.The conclusion can be viewed as reference to the developmentand innovation to the management schema of the special maintenance funds system of the old communityresidential property in China.
