摘 要:基于住宅优势度理论,从日常生活便利性、公共服务便利性、周边景观水平、周边环境质量4个方面构建城市内部住房区位优势度的总体评价体系,并提出区位优势度的"四边形"计算方法。对广州的实证研究表明,住房区位优势度总体呈现中心高、外围低的圈层式分异格局。随着与CBD距离的增大,住房区位优势度呈指数型下降,但二者又不完全对应,显示出该评价模型具有的独特应用价值。Base on the theory of the housing dominance,we established a comprehensive system of evaluating housing dominance composed of convenience of daily life,convenience of public service,surrounding landscape level,and the quality of surrounding environment.Then we propose a computing method on the quadrangle areas for the location dominance.The results of the empirical study of Guangzhou are shown as follows:the housing dominance shows a‘ring-layer’spatial differentiation structure.The degree of housing dominance is relatively high in the city center while it is relatively low in periphery.Along with the increase of the distance from CBD,the degree of housing dominance decrease in an exponential type.But they are not correspondence completely.The result shows that the evaluation model has better application value.
