摘　　要：针对公共建筑设施管理成熟度的测评和优化,对其功能的稳定运行和持续发展具有重大意义。本研究基于公共建筑设施管理成熟度模型,构建其成熟度模糊综合测评体系:通过识别公共建筑设施管理关键实践以确定评价指标,应用层次分析法确定关键实践权重,最后使用模糊综合评价方法确定成熟度等级。该方法应用于某高校设施管理成熟度评价,得出该校设施管理成熟度水平和改进方向。研究提供了公共建筑设施管理成熟度等级测评体系,对提升公共建筑管理水平具有重要的参考价值。The evaluation and optimization of facility management service maturity for public building is of great significance.Based on the facility management maturity model(FM3),the fuzzy comprehensive evaluation system(FCES)was constructed by(1)establishing the evaluating indicators by identifying the key practices,(2)using Analytic Hierarchy Process to determine their weight,and(3)confirming the maturity level by using fuzzy comprehensive evaluation method.The FCES was applied to a university and offered it the facilities management maturity level and improvement directions.The study provides an evaluation system for public building facility management service maturity.It has important reference value for the improvement of the public building management service.
