区域层面宅基地价格影响因素研究——以浙江省义乌市为例

摘　　要：依据浙江省义乌市289个村庄的调查数据,采用积差相关、单因素方差分析和独立样本t检验,对宅基地价格和影响因子进行了相关分析和差异检验。选取与宅基地价格具有显著相关和显著差异的因子,采用强迫进入变量法建立宅基地价格影响因素多元回归模型。结果显示:“距市区距离”等六个自变量对宅基地价格有显著影响。表明区位条件、对外交通条件和社会经济情况是区域层面宅基地价格主要影响因素。According to the survey data of 289 villages in Yiwu Zhejiang,this paper uses product-moment correlation,one-way variance analysis and independent sample t test to take related analysis and difference test of homestead price and impacting factors.By selecting significant correlation and significant difference factor with homestead price,this paper uses forced entry variable method to build multiple regression model for the impacting factor of homestead price.The results show that:“distance to urban district”and other five variables have significant impact on homestead price,and it indicates that the location condition,external traffic condition and social economic situation are the major impacting factors on regional-level homestead price.
