摘 要:基于2003—2015年284个大中城市面板数据,以各城市居民可支配收入为依据并取三分位数,将284个城市划分为:第一梯队、第二梯队和第三梯队。利用面板误差修正模型分梯队研究房地产区域价格差异的非传统影响因素,可以发现:全国范围内,医疗资源与房地产价格长期正相关,而道路交通、卫生医疗与房地产价格短期负相关。在第一梯队城市,文化教育、卫生医疗与房地产价格长期负相关,道路交通与房地产价格长期正相关。文化教育、卫生医疗与房地产价格短期正相关,道路交通、城市绿化与房地产价格短期负相关。在第二梯队城市,文化教育和卫生医疗与房地产价格长期负相关,道路交通与房地产价格长期正相关。文化教育、城市绿化与房地产价格短期正相关,道路交通与房地产价格短期负相关。在第三梯队城市,卫生医疗与房地产价格长期正相关,道路交通与房地产价格短期负相关。Based on the data of 284 cities from 2003 to 2015,this paper divides 284 cities into three cate-gories:the first level,the second level and the third level according to the income level of each city.Analyzing the effect of non-traditional factors influencing the price difference of the real estate,the paper finds that:In the long term,the medical resources are positively related to the real estate prices,while in the short term,road traf-fic and health care is negatively correlated to the real estate prices;In the first level city,educational resources,health care is negatively correlated to the real estate prices in the long run.And the road traffic is positively re-lated to real estate prices.In the short term,educational resources and health care is negatively correlated to the real estate prices,while the road traffic and urban greening is negatively correlated to the real estate prices;In the second level city,the educational resources and health care is negatively correlated to the real estate prices in the long-term,while the road traffic is positively related to real estate prices.In the short term,the education-al resources and urban greening is positively correlated to the real estate prices,but the road traffic is negatively correlated to the real estate prices;In the third level city,the health care is positively correlated to the real es-tate prices.In the short term,the road traffic is negatively correlated with real estate prices.
