基于整体运营的重庆避暑休闲地产建设转型的路径与策略研究

摘　　要：重庆避暑休闲地产是针对重庆特殊气候特征,应避暑休闲需求而生的旅游度假地产物业。现行避暑休闲地产以复制城市住宅地产开发模式为主,难以适应避暑休闲资源特征及消费结构的新需求和新变化,制约和影响了避暑休闲地产的健康发展。本文基于整体运营的视角,结合避暑休闲市场消费特征和借鉴特色小镇的培育建设路径,分析避暑休闲地产现状建设及住宅地产开发模式下的主要问题,并从功能定位、运营模式、建设品质、地域文化、机制保障等方面对避暑休闲地产建设转型的路径与策略进行了研究探索。Chongqing summer leisure estate is a tourism holiday estate generated by the summer vacation demand because of Chongqing’s special climate characteristics.Currently,the developing mode of summer leisure estate is simply copying the mode of real estate,which is difficult to adapt to the new demand and new change of the characteristics of summer leisure resources and consumption trend.Traditional developing mode restricts and affects the healthy development of summer leisure estate.This article studies on the path and strategy of transforming the construction of leisure estate from the perspectives of the function orientation,operation mode,construction quality,regional culture,mechanism guarantee and so on.By combing and analyzing the current situation construction of summer leisure estate and the main problems of residential estate developing mode,combining the characteristics of summer leisure market consumption and drawing on the cultivation and construction path of the characteristic town based on the overall operation.
