摘 要:湖北竹山县的一些小开发商为了获取民间资金,所创造的"租押借款"融资模式,就是通过"租"的形式将已开发出来的房屋"押"给出借人,让出借人通过承租的方式来变相行使质押的权利,放心把钱借给开发商,使开发商达到融资的目的。开发商的这种做法,就目前看来确有诸多风险,但作为一种新的融资模式,对盘活一些资产,特别是手续齐全权属明确的不动产,先租押借款融资,再抵押贷款融资,将使用权、所有权分置双重融资,在当下有很积极的现实意义。To obtain private fund,some small property developers in Zhushan prefecture of Hubei province created a financing pattern of Rent-Impawn,which impawn the completed houses to lenders by renting,making lenders exercise impawn rights by renting and lend the money to developers at ease,so as to help developers achieve their goal of financing.Although this kind of behavior has many risks,it still has significance in many aspects,such as vitalizing some assets,especially legal estate,and double financing by dividing ownership and right to use.
