摘　　要：基于业主的角度,对黄岛区长江路街道住宅小区业主进行问卷调查和访谈,运用实证分析、描述性统计分析和二元Logistic回归模型分析相结合的方法,得出业主认为物业管理亟需改进的方面和影响业主满意度的关键因素。从整体来看,业主对目前物业服务企业的满意度较低。通过总结物业管理中存在的主要问题以及影响业主满意度的主要因素,提出相关建议。From the perspective of the owners,this paper makes questionnaires and interviews on residential quarter owners of Changjiang Road Street of Huangdao District,by using the combination of empirical analysis,descriptive statistics analysis and binary Logistic regression model analysis,it obtains the aspects that the owners think property management needs to be improved and the key factors that affect the owners’satisfaction.From the whole,the owners are less satisfied with the current property company.Through summarizing the main problems in property management and the main factors influencing owner s satisfaction,it puts forward some suggestions.
