摘 要:在城镇化的推进等各种因素作用下,我国房价持续高涨,高房价使各相关主体之间存在利益博弈,在利益博弈中,地方政府与房产企业实现了利益融合,而农民阶层与市民阶层处于劣势,并且这两个群体有进一步分化的趋势。政府的住房私有化与福利房政策以及高房价刺激下的投机性需求使住房向少数群体集聚,并且持续上涨的高房价使住房财富成为我国家庭财富的主要表现形式,在此基础上,住房分布的不平等加剧了财富不平等。高房价下的利益分化与房产集聚表明我国高房价的利益分配是失衡的,为了实现利益均衡文章给出了相应路径。In the role of urbanization and other factors,China's housing prices continue to rise.The high prices make various related subjects have a benefit game,in which the local government and estate enterprises realize the integration of interests,and peasants and citizens are at a disadvantage.And the two groups have a further differentiation trend.Housing privatization policy,housing welfare policy and speculative demand for housing stimulated by high prices make housing agglomeration to minority groups.The rising high prices make housing wealth become the main form of household wealth.On this basis,the housing distribution inequality can exacerbate wealth inequality.The differentiation of interests and the agglomeration of estate under high housing prices show that the distribution of interest in China's high housing prices is unbalanced,and this paper gives corresponding paths to realize the balance of interests.
