基于居住意愿调研的农民住宅需求研究——以湖南省宁乡市为例

摘　　要：在我国新型城镇化政策的带动下,农民的住宅需求呈现多元化趋势和城乡过渡性特征。通过对湖南省宁乡市7个乡镇的访谈和问卷调查,从居住地选择和住宅建设要求两个方面研究了当前农民的居住意愿,据此分析了农村农民和城镇农民的各类住宅需求。研究发现:人口年龄构成、家庭年收入、收入来源、现有住房形式和建购房目的等是农民住地选择和住宅功能需求的主要影响因素。农村农民需要"农和新"的绿色人本化住宅,城镇农民需要"宅店结合"与"住工兼顾"的住宅。The requirement of peasant dwelling presents the tendency of diversity and transitivity between city and countryside in the influence of the new-type urbanization policy.Through the questionnaire and interview survey in seven towns of Ningxiang city of Hu'nan province,the peasant living willingness has been researched from two aspects of selection of residence place and housing function.Then the diverse dwelling needs of countryside peasant and urban peasant has been analyzed.It is the main factors for selection of residence place and housing function that consists of age structure of population,family annual income,the source of income,house mode and purpose of house-purchase.The countryside peasant needs green and humanistic house which have identity of farming and new.However,the peasant in small town needs house with a store and the urban peasant needs house near the work place.
