摘 要:在银行、企业和评估公司等多方共同推动下,经营性物业抵押贷款规模快速扩大,有效地促进了国内商业地产业态的蓬勃发展。商业地产的商圈、租金、抵押、消费升级属性,决定了该贷款品种的资金流特征、授信要素和风险表现。经营性物业抵押贷款主要面临市场风险、经营风险、银行授信风险和法律风险。做好贷前审查、贷时审查、放款审核、贷后管理,采取灵活的持有和退出策略有助于做好商业银行经营性物业抵押贷款风险管理。Under the joint promotion of banks,enterprises and evaluation companies,the scale of business property mortgage loans has rapidly expanded,which has vigorously promoted the development of domestic commercial real estate sector.All the attributes of commercial real estate-business district,rent,mortgage and consumption upgrading determine the characteristics of capital flow,credit elements and risk of the loan.The risks of business property mortgage loans include market risk,operation risk,bank credit risk and legal risk.To manage these risks,commercial banks should do well the assessment work before,while and after-issuing loans,manage the loans well,and continue to lend loans or terminate loans according to circumstances.
