摘 要:本文重点分析中部地区城市住宅价格空间分异现象。根据"供给+需求+城市特征"的三维理论,建立城市住宅价格空间分异格局影响因素在内的特征价格模型,并筛选出主要影响因素。结果表明:(1)中部地区城市住宅价格整体呈上升趋势,且具有明显的区域差异与空间集聚性;(2)对城市住宅价格的影响因素进行研究,发现城市住宅的供给、需求及城市特征均对城市住宅价格空间分异产生影响,且影响程度较大的因素为建成区排水管道密度、燃气普及率、城区人口,这说明对城市住宅的需求和城市特征对住宅价格的影响较大。This paper focuses on the analysis of urban price space differentiation in the central region. According to the three-dimensional theory of "supply + demand + city characteristics", the characteristic price model including the influencing factors of urban housing price differentiation pattern is established, and the main influencing factors are selected. The results show that:(1) The urban residential prices in the central region are generally on the rise, with obvious regional differences and spatial agglomeration;(2) Finally, the factors affecting urban residential prices are studied, and the supply and demand of urban residential buildings are found. Urban characteristics have an impact on the spatial differentiation of urban residential prices, and the factors with greater impact are the drainage pipeline density, gas penetration rate, and urban population in the built-up area. This shows that the demand for urban housing and the impact of urban characteristics on residential prices are more significant Big.
