摘 要:为化解非住宅商品房库存,完善公租房服务供给,内蒙古呼和浩特市公租房由新建转为政府在房地产市场上收购存量商品房并改造,以增加公租房房源.库存商品房主要集中在大户型,需要将大面积商品房改造为小面积公租房.通过调研问卷的方式对呼和浩特市公租房住户的居住行为重要度进行调研,并基于SAR理论,以典型库存户型为范例构建出3种针对目前呼和浩特市库存大面积户型的分割方式,实现住宅的可变性.Since 2016,in response to the government's call to destock commercial houses in Hohhot,the government has adopted a policy to stop new construction of public rental houses,but rather to purchase stock commercial houses and transform them for public renting so as to increase the resources of public rental houses.Most of the inventory commercial houses are large-sized houses and need to be transformed into small-sized houses for public renting.This paper investigates the importance of the residential behavior of public housing rental households in Hohhot by means of questionnaires and obtains the residential structure of public rental housing in Hohhot. Based on SAR theory and taking typical inventory houses examples,this paper constructs three kinds of segmentation methods aiming at the adaptive transformation of large-sized inventory houses in Hohhot to realize the changeability of housing.
