摘 要:在反同质化思潮与可持续理念的影响下,国内许多城市对其代表类历史居住街区进行了广泛更新探索,大连对区内众多异域属性的历史住区也展开了部分更新实践。更新活动很大程度上改善了街区环境,但也存在诸多的地方共性问题,制约了发展深度。本文以典型代表南山麓为例,在实态调研的基础上,剖析当前更新模式的利弊及成因,从更新定位与原则、资源整合和利益相关主体等方面提出进一步提升街区综合价值的策略,并以旅游居住产业为例做深入探讨,为此类街区今后的保护与开发提供借鉴。Under the influence of anti-homogeneous thoughts and sustainable concepts, many cities in China have launched the renewal on the residential historic districts of their representative type. As the only one in China's modern history that was established by the colonist, Dalian also carried out partial renewal on the colonial historical areas. However, while the environment has been improved, the renewal practices have many local common problems, which have restricted the deep development. Taking Nanshan district for example, on the basis of current state investigation, the paper analyzes the problem of the current renewal model as well as its causes, and proposes strategies on enhancing the comprehensive value from the aspects of positioning and principles, resource integration and interests subject, and takes the residential industry related to tourism as an example to discussing in depth, so as to providing reference for the future protection and development.
