摘 要:基于2003-2014年的面板数据,构建了面板Tobit模型,从全部城市、不同类型城市两个层面分别考察了土地利用结构、土地价格对城市土地利用效率的影响机理。结果显示:公共设施用地占建设用地的比例、建设用地价格与建设用地利用效率呈现正相关关系;工业用地占建设用地的比例与建设用地利用效率为正U型关系。分城市类型来看:降低居住用地占建设用地总量的比例能够提高区域综合型城市的建设用地利用效率;公共设施用地占建设用地总量的比例与工业主导型、其他类型城市的用地效率关系分别为正相关和负相关关系;工业用地占建设用地总量的比例对资源型城市、区域综合型城市的用地效率有显著的负向影响,与其他类型城市呈正U型关系。Based on the panel data from 2003 to 2014,this essay constructs the Panel Tobit Model,and examines the influencing mechanism of land use structure and land price on the utilization efficiency of urban construction land from all cities and different types of cities.The results show that:There is a positive correlation between the proportion of public facilities land in construction land,the price of construction land and the utilization efficiency of construction land;The relation between the proportion of industrial land in construction land and the utilization efficiency of construction land is positive"U"type;According to different types of cities,reducing the proportion of residential land in total construction land can improve the utilization efficiency of construction land in regional comprehensive cities;The proportion of land used for public facilities in the total construction land is positively correlated with the land efficiency of industrial leading cities,but negatively correlated with the land efficiency of other cities;The proportion of industrial land in the total construction land has a significant negative impact on the land use efficiency of resource-based cities and regional comprehensive cities,and the relations with other types of cities is positive"U".
