摘 要:近年来,随着我国城镇化进程的不断加快和城市规模的不断扩大,城市内部的建设开始显现出巨大的推动与压力。城市中部分老旧城区往往存在着房屋老化、道路拥堵、公共设施落后等问题。因此,越来越多的地方政府和地产商正在形成一个共识,即从长远来看,旧城改造是未来房地产市场发展的必然趋势。本文分析了我国旧城改造市场在政策环境、经济环境、社会环境、技术环境上的优势、劣势、机遇和挑战,总结出我国旧城改造市场的PEST—SWOT矩阵,最后对我国旧城改造市场的发展提出建议。In recent years, with the acceleration of urbanization and the expansion of urban scale in China, the construction within the city has begun to show great promotion and pressure. Many old urban areas often suffer from problems, such as housing aging, road congestion, poor public facilities and so on. Therefore, more and more local governments and real estate developers are forming a consensus,in the long term, the transformation of the old city is the inevitable trend of the real estate market in the future. This paper analyzes the advantages, disadvantages, opportunities and challenges of the old city transformation market in China in terms of policy environment, economic environment, social environment and technical environment, summarizes up the PEST--SWOT matrix of the old city transformation market in China, and finally puts forward some suggestions for the development of the old city transformation market in China.
