摘  要:通过对传统引力模型的改进,计算得出京津冀地区房价空间关联矩阵。借鉴社会网络分析法(SNA),考察房价联动的网络结构特点及影响因素。结果表明:城市间房价的互动关系呈网络结构形态;北京、天津、石家庄等城市在房价联动网络中具有引领作用;经济发展水平和就业水平相似的城市更容易产生相同的购房需求,从而会增强房价波动的扩散效应;城市经济开放度、人均可支配收入和常住人口数量差异越大,其对城市间房价联动的影响越强,城市间地理距离越近,房价联动现象越显著。With the steady development of the coordinated development strategy of Beijing-Tianjin-Hebei, the real estate market in three regions is increasingly closely linked. In this case, through the improvement of the traditional gravity model, the spatial correlation matrix of housing prices in Beijing-Tianjin-Hebei region was calculated. Further, the social network analysis method(SNA) was used to investigate the network structure characteristics and influencing factors of price linkage. The results show that: The interactive relationship between house prices in various cities shows a network structure. Moreover, Beijing, Tianjin,Shijiazhuang and other cities play a leading role in the housing linkage network. In addition, cities with similar levels of economic development and employment are more likely to generate the same demand for home purchases, which will increase the diffusion effect of house price fluctuations, and the greater the urban economic openness differences, per capita disposable income differences and resident population differences, the stronger the impact on house price linkages between different cities. Moreover, the closer the geographical distance between cities, the more obvious the linkage of housing price.
