基于城市轨道交通引导下的组团城市用地发展模式探索——以厦门市为例

摘　　要：国内许多城市用地布局采用“摊大饼”模式,将所有的可用地采用蔓延式均布发展,不仅带来交通拥堵,更是造成土地资源严重浪费和开发效率低下。以厦门新一轮城市总体规划编制为契机,在国家已批复的城市轨道交通网络基础上,分别从城市轨道交通线网与城市空间结构耦合、城市轨道交通线路与用地功能组织协调和城市轨道交通站点与用地集约高效3个层面对厦门用地发展模式进行探索,试图构建厦门全域“串珠式”的用地发展新模式,实现城市用地发展的精明增长,为同类型城市探索轨道交通引导下的用地模式提供重要参考。Many cities in China adopt the mode of Spreading Pancake by taking all available land in a spread way,which not only brings traffic congestion,but also causes serious waste of land resources and low development efficiency.Taking Xiamen's new round of urban master planning as an opportunity,on the basis of the state-approved urban rail transit network,this paper explores Xiamen's land-use development model from three aspects,including connection of urban rail transit network and urban spatial structure,organization and coordination of urban rail transit lines and land-use functions,and intensive and efficient urban rail transit stations and land-use,trying to build Xiamen's whole region.The new land-use development mode of Necklace Type realizes the smart growth of urban landuse development,and provides important reference for the same type of cities to explore the land-use mode under the guidance of rail transit.
