摘 要:海南近年固定资产投资尤其是房地产投资增长迅速,给海南的经济增长提供了动力.建设海南国际旅游岛作为国家发展性战略,明显提高海南的城市化率.城市的崛起、人口的聚居给房地产开发提供了发展空间,房地产投资额及房地产价格猛升,有些问题因此凸显出来.不论房地产或者是投资管理都是当前经济的研究热点,将两者结合研究,对促进海南房地产行业的发展具有重要意义.为此,对海南房地产投资规模和结构不合理现象进行描述与分析,建议有关部门应该在保证民生的同时,对房地产投资进行调控,防止房地产泡沫的再度出现.In recent years, the rapid growth of fixed asset investment, especially real estate investment, has provided impetus for Hainan’s economic growth. The construction of Hainan international tourism island as a national development strategy, obviously improves the urbanization rate of Hainan. The rise of cities and the concentration of population have provided space for the development of real estate. The investment amount and the price of real estate have risen sharply, and some problems have been highlighted. Both real estate and investment management are hot spots of current economic research. It is of great significance to combine the two studies to promote the development of Hainan real estate industry. Therefore, this paper describes and analyzes the unreasonable phenomenon of the scale and structure of real estate investment in Hainan, and suggests that the relevant departments should regulate and control the real estate investment to prevent the recurrence of the real estate bubble while ensuring the people’s livelihood.
