房产调控下长租公寓经济收益演化机制分析

摘　　要：随着全国各大中城市陆续实施房产调控措施,其在需求链条上也对长租公寓的需求状况产生了影响。为此,立足于房产调控的市场环境下来对长租公寓经济收益的演化机制进行分析,并以此对长租公寓项目未来的发展定位进行探讨则是具有理论和实践价值的。本文分别从房地产调控政策导入期、房地产调控政策识别期、房地产调控政策置信期、房地产调控政策持续期对长租公寓经济收益演化机制做出的分析。同时提出这样四个方面的启示:增强长租公寓与传统租房之间的差异性、优化长租公寓项目布局聚焦新一线城市、完善长租公寓的租金价格策略稳定客源、建立多元化产品宣传攻势提升品牌价值。With the implementation of real estate regulation measures in major and medium-sized cities,the demand chain also has an impact on the demand situation of long-Rent apartments.Therefore,based on the market environment of real estate regulation,it is practical and valuable to analyzing the evolution mechanism of economic benefits of long-Rent apartments as well as discussing its future development orientation.This paper analyze the evolution mechanism in four aspects as introduce period,identifying period,confidence period and sustaining period of real estate regulation policy.At the same time,it puts forward four enlightenments:enhancing the difference between long-Rent apartments and traditional rental apartments,optimizing the layout of long-Rent apartments projects,focusing on new front-line cities,improving the rent price strategy of long-Rent apartments,stabilizing the source of customers,and establishing diversified product publicity offensive to enhance brand value.
