摘　　要：北京菊儿胡同旧城改造项目直到现今有很多借鉴意义,但是这种旧改模式发展到今天也存在很多问题,如建筑设计问题、运营管理问题及社会问题等。旧改后经历近30年发展,菊儿胡同的发展现状应如何评价,存在的什么问题,论文对其进行揭示,并力求对未来旧改项目提供启示。The reconstruction project of the old city in Beijing Ju'er Hutong has been of great significance to the present,but there are many problems in the development of this old reform mode to today,such as architectural design,operation and management problems and social problems.How to evaluate the present situation of the development of Ju'er Hutong after nearly 30 years after the old alteration,and what are the existing problems,this paper will reveal it and try to provide inspiration to the old reform project in the future.
