停车产业化投资全过程的精细化测算方法研究

摘　　要：停车产业化发展是破解停车难题的关键路径,在发展过程中最难跨越的是投资资金问题。针对以往停车场投资测算粗略,多环节测算易出现偏差等问题,本文提出停车产业化投资全过程精细化测算分析方法。该方法串联停车供需分析、投资成本测算、运营成本及收益测算、投资回报测算、敏感性分析等全过程,为企业投资厘清分析过程,提供决策方法和依据。经实例测算验证该方法科学有效,但企业投资存在较大风险,最后就企业与政府共同推进停车场建设提出建议。The development of parking industrialization is the key path to solve the parking problem. In this paper, aiming at the problems such as rough estimation of previous parking lot investment and deviation of multi-link estimation, a refined esti- mation and analysis method for the whole process of parking industrialization investment is proposed. This method connects the whole process of parking supply and demand analysis, investment cost calculation, operation cost and income calculation, in- vestment return calculation, sensitivity analysis, etc. , so as to clarify the analysis process of enterprise investment and provide decision-making basis and method. The method is scientific and effective, but it is found that there is a great risk in the invest- ment of enterprises. Finally, suggestions are put forward for enterprises and government to jointly promote the construction of parking lots.
